We are a real estate investment firm serving the Minneapolis and St Cloud MN and our primary objective has been to help people buy a home on a contract for deed.
If we do not buy homes from Sellers directly, we often buy foreclosures from banks. This enables us to acquire homes for $0.50 on the dollar, but these properties are always in desperate need of repairs and updates. We work with several contractors throughout Central MN to completely renovate the property sometimes spending over $50,000 to bring it to the highest standards available. Most properties go under extensive kitchen and bathroom renovations, flooring, paint, and woodwork throughout.
Once the home has been renovated, we are able to sell them to people for LITTLE OR ZERO DOWN while working with local banks and mortgage brokers. Because these lenders are so confident in the work we do, and our property selection process, they have special programs for people credit issues who cannot get conventional financing.

Q: What’s the difference between your contract for deed program and the typical contract for deed?
A: Our program is much better than a contract for deed for many reasons:
- First and foremost, you are not limited to properties where the Seller has agreed to accept a Contract For Deed with a large down payment. This ensures you will more than likely pay above market value for a property and typically have high interest rates.
- Second, unlike a Contract For Deed, you will have full ownership of the property and title will be in your name. This means you are the owner and you can do whatever you would like to with your home.
- Third, because you will have a traditional mortgage through a bank, your credit scores will rapidly improve as long as you are making timely payments. This is of enormous benefit to you, and something you cannot get from a contract for deed.

Q: Am I limited to the homes that you have listed on your website?
A: No! While some people prefer homes that are already 100% completed and ready to move in, if none of the properties we have fit you and your family, we can let you pick a home on the market or custom-build one for you as long as you are pre-approved for our contract for deed.
Q: I am working with a Realtor already, is that a problem?
A: We respect the effort that Real Estate Agents put into finding you the perfect home, and we welcome the opportunity to work with them during the transaction. Your Realtor will be paid a fair commission during the transaction when it closes.
